Cheap apartments near Disney World exist. They are just rarely cheap in the simple, cheerful way the listing headline suggests.
A $995 studio can be a legitimate bargain. It can also be 350 square feet beside a road that treats rush hour as a competitive sport. A $1,199 apartment can look more expensive until you discover that electricity, water, internet and cable are already included. Then there is the $875 apartment that beats everything on price and is currently available only to people who enjoy waiting lists and uncertainty.
This is why we did not rank these communities by one number and go home.
We compared current MoveRebate property records with official community websites and pricing available on August 1, 2026. We looked at starting rent, apartment size, estimated Disney commute, utilities, lease terms, fees and whether the lowest-priced home appeared to be available. The result is a shortlist for people who need a real apartment, not a screenshot of a deal that disappeared last Tuesday.
Prices and availability change daily. Treat every number below as a starting point for a phone call, a written quote and a careful look at the lease.

The four $995 communities are not interchangeable. Parkview, Maingate and West Bay sit much closer to Disney, but their smallest units are compact. Millenia West gives you 510 square feet for the same advertised rent, then collects the difference in commute time.
The Teale and Ridgepointe show why rent alone is a poor judge. The Teale is tiny but bundles the major utilities. Ridgepointe costs the same at the starting line and gives you a separate bedroom with more than twice the space, but utilities and several recurring costs remain your problem.
That is the entire article in miniature: the cheapest apartment depends on what you need the apartment to do.
How we decided what counted as cheap
We used a practical boundary of roughly thirty minutes from Disney under ordinary conditions. That includes communities along West U.S. 192, Cagan Crossings and the Millenia side of Orlando. It does not mean every apartment is equally convenient for every Cast Member.
Disney World is not one building. An apartment that works beautifully for Animal Kingdom may be less convenient for Disney Springs, Magic Kingdom cast access or an EPCOT-area resort. Your actual work location and shift time matter more than a generic map pin.
We also separated three different kinds of pricing:
Available starting rent: A price shown for a home the property currently marks available.
Advertised starting rent found online: A price appearing in current listing data or MoveRebate records that still needs direct confirmation from the leasing office.
Waiting-list price: A real published price attached to a floor plan that is not presently available.
Specials were treated as temporary. Eight weeks free can matter, but it does not change the rent due after the concession ends. A deal can also require a particular unit, move-in date, lease term, credit result or application deadline.
We did not assume that included utilities are free, that a renovated apartment is new, or that a shorter commute is guaranteed. Apartment marketing has enough enthusiasm already. What renters need is arithmetic.
1. Parkview Village at Celebration: the strongest close-in $995 option
Best for: A renter who wants one of the lowest advertised prices without giving up a short Disney commute.
Current snapshot: Studios, one-bedrooms and two-bedrooms, with starting rent found online from $995 and a MoveRebate planning estimate of about ten minutes or six miles to Disney.
Parkview Village at Celebration is the first place we would investigate if the goal is a very low headline price and a genuinely close location. The community sits on West Irlo Bronson Memorial Highway near Celebration and offers studios starting around 350 square feet.
Its official site confirms studio, one-bedroom and two-bedroom layouts. During our research, the property was also advertising up to eight weeks free for qualified applicants. That promotion can make the first-year average attractive, but ask for the standard monthly rent and the exact concession schedule. Some specials are applied in specific months rather than spread evenly across the lease.
MoveRebate's current record lists water as included and notes on-site surface parking. The community also advertises a pool, fitness center, clubhouse and pet play area. Those are useful. The more important feature is that a ten-minute planning estimate leaves more room for traffic than a community starting twenty-five or thirty minutes away.
The catch
The cheapest unit is a small studio. At roughly 350 square feet, every object you own becomes part of the interior-design discussion. Visit the exact layout if possible and bring a tape measure. A floor plan can look spacious when the furniture in the rendering has been selected by someone who owns a dollhouse.
The property is also on the tourism-heavy U.S. 192 corridor. Test the route during the time you are likely to commute, and ask for an itemized list of utilities, parking charges, pet costs and mandatory monthly services before applying.
2. Maingate Village: low rent, water included and close to Disney
Best for: Budget-focused renters who want flexible lease choices and can live comfortably in a compact studio.
Current snapshot: Studios, one-bedrooms and two-bedrooms, with starting rent found online from $995, studio sizes from about 350 square feet and a MoveRebate Disney estimate of roughly ten minutes or four miles.
Maingate Village is close enough to Disney that the name is not merely decorative. It sits near the western Disney corridor and offers one of the lowest starting prices in MoveRebate's current inventory.
Water is listed as included. The community's current record shows lease terms ranging from seven to fifteen months, which is valuable for renters whose calendar does not fit neatly into a standard twelve-month box. Its official website also advertises up to eight weeks free for qualified applicants on select homes.
The amenity list covers the basics: a pool, fitness center, clubhouse and shared laundry facilities. No one should sign a lease because of a clubhouse, but the combination of location, price and water inclusion makes Maingate worth a serious look.
The catch
The studio is small, the road is busy and laundry may be shared rather than inside the apartment. The current MoveRebate record lists an application fee, administrative fee, deposit and pet charges that can make the move-in bill much larger than $995 suggests.
Ask whether the quoted rent is tied to a particular lease length and unit. Then ask what is not included: electricity, sewer, trash, internet, pest control, package fees and billing fees. A leasing agent should be able to provide a written estimate. If the answer is vague, keep asking until it develops edges.
3. West Bay Village: a similar price with water included
Best for: Someone comparing the West U.S. 192 studios who wants an elevator and a one-bedroom option.
Current snapshot: Studios and one-bedrooms, with a $995 starting price found online, studios around 350 square feet and a MoveRebate Disney estimate of about eleven minutes or five miles.
West Bay Village competes in almost the same lane as Maingate: compact apartments, water included, a short planning commute and a current promotion advertising up to eight weeks free for qualified applicants.
The community offers a pool, fitness center, clubhouse and elevator. The elevator is not glamorous until you are hauling groceries, moving furniture or living on an upper floor after a long shift. Then it becomes one of the great inventions of civilization.
West Bay offers only studios and one-bedrooms, so it is better suited to solo renters and couples than larger roommate groups. Lease terms in MoveRebate's current record run from seven to fifteen months.
The catch
The $995 figure appeared in current online and MoveRebate data, but the official floor-plan page did not display a live dollar amount during our check. That can mean the lowest rate is attached to one unit, one date or one special. Call before treating it as available.
The MoveRebate record also lists administrative, application, deposit and pet charges. Water inclusion helps, but electricity and other services remain separate unless the lease says otherwise. Compare a written monthly total, not a verbal base-rent quote.
4. Goldelm at Millenia West: the most square footage for $995
Best for: A renter willing to accept a longer Disney commute in exchange for a larger studio or a lower-priced one-bedroom.
Current snapshot: The official floor-plan page showed a 510-square-foot studio from $995 and a 673-square-foot one-bedroom from $1,135. MoveRebate estimates the Disney drive at about twenty-eight minutes or eleven miles.
Goldelm at Millenia West is the outlier on this list. It is farther from Disney than the U.S. 192 communities, but its $995 studio is 510 square feet. That is 160 square feet more than several other apartments at the same starting rent, which is roughly the difference between “compact” and “where did the bed go?”
The official site also showed a one-bedroom from $1,135, a two-bedroom from $1,410 and a three-bedroom from $1,720 during our check. For roommates, that range creates possibilities the studio-only communities cannot offer.
Millenia West can also make more sense for someone whose household works in different parts of Orlando. If one person works near Disney and another works closer to Millenia, downtown or Universal, a central compromise may beat placing the entire household beside one employer.
The catch
Twenty-eight minutes is the planning estimate, not the worst day. I-4 and the surrounding roads can turn an ordinary commute into an unwanted podcast subscription.
Utilities are not advertised as bundled into the starting rent. Ask about water, sewer, trash, electricity, internet, parking and mandatory service packages. Then price the additional fuel and time against the closer $995 studios. Space is valuable. So is not spending five hours a week inside a car.
5. Champions Village: a renovated studio near the west corridor
Best for: A solo renter or couple who wants a renovated small apartment near Disney and is comfortable with a twelve-month lease.
Current snapshot: Studios and one-bedrooms, with studio pricing found online from about $1,050 and a MoveRebate Disney estimate of roughly twelve minutes or five miles.
Champions Village advertises renovated apartments with stainless steel appliances, granite counters and walk-in closets. Its official floor-plan page lists a 360-square-foot studio and a 720-square-foot one-bedroom, although it directs renters to call for current pricing.
The community has three pools, a fitness center, landscaped outdoor space and on-site management. The location on West Irlo Bronson Memorial Highway puts it close to Disney-area work while remaining near everyday shopping and restaurants.
A $1,050 studio is not as low as $995, but a $55 difference can disappear quickly if the unit condition, parking arrangement or move-in special is better. Cheap housing is not a horse race decided at the first decimal place.
The catch
MoveRebate's record shows a twelve-month lease and utilities billed separately. That makes Champions less flexible than communities offering seven- or nine-month terms.
The property has been renovated, but the original community is older. Renovated interiors do not automatically replace every pipe, wall or piece of infrastructure. Tour the actual building area, ask about recent upgrades and read the lease language for pest control, maintenance access and utility billing.
6. The Teale: tiny apartment, unusually simple monthly bill
Best for: A solo renter who owns very little, values predictable bills and would rather pay one housing number than manage several utility accounts.
Current snapshot: All-inclusive micro studios, with official pricing from $1,199 during our check and a MoveRebate Disney estimate of about fourteen minutes or six miles.
The Teale is not the cheapest apartment by base rent. It may be one of the cheapest to understand.
The official property site says all utilities are included. MoveRebate's current record lists electricity, water, sewer, trash, cable and internet in the bundle. When a conventional $995 studio still needs electricity, internet and other services, the difference between the two apartments can narrow fast.
The community offers lease choices from six to fifteen months in MoveRebate's current record, plus a pool, fitness center and clubhouse. The official floor-plan page showed available studios from $1,199 to $1,323 on August 1.
The catch
The apartments are very small. MoveRebate's record places them around 201 to 287 square feet. This is less “apartment with a compact bedroom” and more “efficient room where the bedroom has absorbed the republic.”
That can work beautifully for one minimalist renter who spends little time at home. It can feel oppressive for someone with large furniture, a work-from-home setup, a partner or an emotional-support collection of kitchen appliances.
Tour the exact layout. Open the cabinets. Stand where the bed goes. Imagine your laundry, groceries and suitcase arriving at the same time. Included utilities are excellent, but they do not create another closet.

7. Ridgepointe at Cagan Crossings: the best low-cost full one-bedroom
Best for: A renter who needs a separate bedroom and more usable space without jumping into the mid-$1,400s.
Current snapshot: Official pricing showed available one-bedrooms from $1,199 for 759 to 768 square feet. MoveRebate estimates roughly twenty-two minutes or ten miles to Disney.
Ridgepointe earns its place because it solves a different problem. The first six properties are cheapest at the studio level. Ridgepointe starts with a real one-bedroom, a door you can close and more than twice the square footage of several low-price studios.
The official floor-plan page showed the smaller one-bedroom from $1,199 to $1,315 and a larger 879- to 897-square-foot plan from $1,299 to $1,375. It also listed two-bedroom availability from $1,470 during our check.
That makes Ridgepointe especially interesting for a couple, a remote worker or anyone who knows that living, sleeping, eating and storing everything in one room will become old before the lease does.
The catch
Utilities are the resident's responsibility. The official disclosure also lists a $50 application fee per applicant, a $250 refundable security deposit, $25 monthly valet trash and renter's-insurance requirements. A seven-month lease is offered with an additional $100 monthly charge, while the standard option is twelve months.
The property advises renters to ask about Cast Member discounts. Ask, but do not build the budget around a discount until the leasing office confirms the amount, eligibility and lease terms in writing.
The cheapest price we found is attached to a waiting list
Aurora at Cagan Crossings publishes prices that make the rest of this list look overdressed: $875 for a 462-square-foot studio, $975 for a 660-square-foot one-bedroom and $1,150 for a two-bedroom.
There is one rather important problem. The official floor-plan page marked every one of those layouts as Waiting List during our August 1 check.
That is why Aurora is not ranked among the seven available choices. A waiting-list price can be worth pursuing if your move is flexible, but it is not housing until the leasing office offers you a unit and date.
Aurora's official disclosure lists a twelve-month lease, a $50 application fee per applicant, a $200 administrative fee, a $250 refundable deposit, $25 monthly valet trash and resident-paid utilities. It also says renters can ask about Cast Member discounts.
Join the list if the timing works. Keep shopping as though it will not. Hope is a pleasant emotion and a terrible move-in plan.
Studio rent versus one-bedroom value
The cheapest apartment depends on which discomfort you are willing to buy.
A small studio costs less because it asks you to compress your life. A conventional one-bedroom costs more because walls, closets and doors occupy square footage that the landlord can charge for. Neither choice is morally superior. One is simply easier to tolerate for certain people.
A studio may be the better value when:
You are living alone
You own little furniture
You work long hours outside the home
You want the lowest possible base rent
Utilities are included
You plan to stay for a limited period
A one-bedroom may be worth the additional cost when:
You live with a partner
You work or study at home
You need storage
You have a pet
You plan to remain for a full year or longer
You know that seeing the bed from every chair will slowly irritate you
Compare cost per usable life, not cost per square foot alone. A 201-square-foot all-inclusive studio can be financially efficient and personally miserable. A 768-square-foot one-bedroom can be comfortable and financially reckless. The correct answer is the one that remains affordable after every bill and livable after the novelty wears off.
The real monthly price is not the number in the headline
To compare these apartments fairly, build one monthly number for each property:
Base rent + mandatory monthly fees + utilities + internet + parking + renter's insurance + pet rent + realistic commuting cost
Then build a separate move-in number:
Application fees + administrative fee + deposit + first or prorated rent + utility setup + pet charges + moving and furniture costs
A $995 apartment with $175 in recurring services, $160 in utilities and a longer commute is not cheaper than a $1,199 all-inclusive apartment. It is merely better at introductions.
Ask every leasing office for a written cost sheet showing:
Base rent for the exact unit
Lease length used for that price
Every mandatory recurring fee
Estimated water, sewer and trash charges
Required internet, cable or technology packages
Parking fees and permit limits
Renter's-insurance requirements
Application, administration and deposit charges
Pet fees, deposits and monthly pet rent
The exact dates and conditions of any concession
Do not subtract a special from the regular rent and pretend the lower average will be the renewal price. Budget for the normal monthly amount. Treat the concession as cash-flow relief, not a permanent law of nature.
How to verify a cheap apartment before paying an application fee
Apartment pricing changes quickly enough that a useful article needs a verification ritual.
First, call or message the property and name the exact floor plan. Ask whether a unit is available for your move-in date and what lease term produces the advertised price.
Second, request the total monthly leasing price and the full move-in estimate in writing. If the property uses variable utility billing, ask for a recent average for the same floor plan. It will not be a guarantee, but it is better than silence.
Third, ask about qualification before paying. Find out the income multiple, accepted proof of income, credit and rental-history standards, guarantor rules and whether roommate incomes can be combined.
Fourth, tour the actual unit when possible. If it is occupied, tour the exact floor plan and request a live video walkthrough of the available home before signing. Confirm window placement, appliance condition, flooring, storage, noise exposure and parking location.
Fifth, read the lease and fee addenda. If a special, waived fee or Cast Member discount is not written into the lease package, it does not belong in your budget.
Finally, never send money to an individual who cannot prove authority to lease or sublease the home. Verify the property, use official contact information and keep payments traceable. Cheap rent attracts renters. It also attracts people who would like to steal from renters.
Which apartment is cheapest for your situation?
If the priority is the lowest close-to-Disney starting rent, begin with Parkview Village, Maingate Village and West Bay Village. Call all three on the same day because availability may decide the winner.
If the priority is the most space at $995, Millenia West is the clear standout. Just price the longer drive honestly.
If the priority is a renovated small apartment close to the west side of Disney, Champions Village deserves a tour.
If the priority is one predictable monthly housing bill, The Teale has the strongest case because major utilities are included.
If the priority is a separate bedroom and real living space, Ridgepointe is the best value on this list at its current $1,199 starting price.
If the priority is the absolute lowest published rent and your move date is flexible, join Aurora's waiting list while continuing to search elsewhere.
There is no universal winner because cheap is not a personality trait an apartment possesses. It is a relationship between the apartment, your schedule, your car, your belongings and your bank account.

The cheapest close-to-Disney apartments we found start around $995. That is the useful headline. The more useful truth is that the winning apartment changes as soon as square footage, utilities and commute enter the room.
Parkview, Maingate and West Bay offer the strongest low-price proximity. Millenia West offers more space and a longer drive. Champions gives renovated compact living near the west corridor. The Teale turns several bills into one. Ridgepointe provides a real one-bedroom at a price usually associated with studios.
Start with the number. Then interrogate it.
Get the exact unit, total monthly price, move-in bill, qualification rules, lease term and concession in writing. Drive the commute. Stand in the apartment. Open the closet. Imagine an ordinary Tuesday after the special has expired.
If the home still works, you may have found a genuine bargain rather than a cheap headline.
