“Pet-friendly” is one of those apartment phrases that can mean almost anything.


Sometimes it means two dogs, no weight limit, a fenced park and a wash room down the hall. Sometimes it means one approved cat, a stack of screening forms and enough fees to make the cat consider getting a job.


The difference matters near Disney. A cast schedule can start early, end late and change without consulting the dog. A community with a useful walking route, a real dog park or a wash station can make daily care easier. A community with the wrong breed rule can eliminate the apartment before the tour begins.


We compared current MoveRebate property records with official apartment pet policies and recent renter discussions online. We looked at pet limits, weight and breed rules, one-time charges, monthly pet rent, pet amenities, apartment choices and general Disney-area access.


This is not a list of places that merely checked a “pets allowed” box. These are seven communities with a specific pet-policy advantage, plus an honest description of the catch.

The Lucent at Sunrise is the strongest overall answer for renters whose dog is commonly blocked by breed or weight rules. The Overlook is the most useful for a three-pet household. Windermere Cay can be the cheapest long-term pet option because it currently advertises no monthly pet rent.


The best answer for your household still begins with the animal, not the apartment. Write down the species, breed or mix, adult weight, age and number of pets before you compare anything else.



What “pet-friendly” should actually tell you


The phrase should answer six questions. Most apartment websites answer two and hope the photograph of a golden retriever handles the rest.


  • Which animals are allowed? Dogs and cats are common. Birds, fish, reptiles, rabbits and other animals can face separate rules.

  • How many pets are allowed? Two is common, but The Overlook currently allows up to three.

  • Are there weight rules? Some communities set a maximum. Others allow large dogs but restrict them to ground-floor apartments.

  • Are there breed restrictions? A property can advertise “all sizes welcome” while still excluding listed breeds and mixes.

  • What does the pet cost? Look for the application or screening fee, deposit, nonrefundable fee and monthly pet rent.

  • What makes daily life easier? A fenced dog park, wash station, waste stations, nearby walking space and sensible unit access matter more than a bone-shaped icon on the homepage.


An apartment can have a beautiful dog park and a policy that excludes your dog. It can have no dog park and a recurring charge low enough to save hundreds each year. “Best” depends on which problem you need the apartment to solve.


One more distinction matters: a conventional household pet is not the same legal category as a service or assistance animal. This guide compares ordinary pet policies. Reasonable-accommodation requests follow a separate process, which we address later.



How we ranked the apartments


We gave the most weight to policy details that change whether a renter can realistically sign a lease.

We did not rank communities by resident demographics, schools or subjective claims about who should live in an area. Visit the exact property, walk the route you would use with your pet and check the current information that matters to you.


The pet policy gets your animal through the door. Daily life begins after that.



1. The Lucent at Sunrise: best overall pet policy


Best for: Renters with a large dog or a breed commonly restricted by conventional apartment policies.

Why it works


The Lucent at Sunrise has the most inclusive official policy in this group. Its current FAQ says the community welcomes four-legged residents regardless of breed or weight.


That is rare. Orlando renters with Staffordshire terrier, pit bull, mastiff, German shepherd and other commonly restricted breeds repeatedly describe breed rules as the detail that collapses an otherwise workable apartment search. The Lucent removes that particular wall.


The pet amenities are not decorative. The official amenities page lists two fenced dog parks with agility equipment, splash pads and fountains, plus a dog wash and grooming room. The parks give a dog somewhere to move when a post-shift walk needs to happen close to home.


The community offers studios through four-bedroom apartments and larger townhome choices. That range can work for one renter, a couple or a roommate household.


The catch


The community's July 2025 pet-policy article states a $350 one-time pet fee and monthly pet rent of $30 per pet. Confirm whether the one-time fee is assessed per pet and whether any screening charge is separate.


At $30 monthly, one pet adds $360 every full year before the one-time fee. Two pets add $720 in annual pet rent. Inclusive rules do not mean inexpensive rules.


Also confirm the maximum number of pets. The official pages clearly explain breed and weight inclusiveness, but the pet-count limit was not stated as plainly in the material we reviewed.


The Lucent wins because it solves the hardest approval problem and backs the policy with serious amenities. Get the complete charges in writing before letting the splash pad close the deal.



2. The Overlook at Lake Britt: best for three pets


Best for: Households with up to three pets, including large dogs that are not on the restricted-breed list.


Current planning numbers: About $1,688 to $3,230 in current MoveRebate records, with a general Disney estimate around ten minutes or five miles.


Why it works


The Overlook at Lake Britt stands out before the amenities even enter the room. Its official pet policy currently allows up to three pets per home with no weight restriction.


Most conventional communities stop at two. For a renter with three established animals, that extra slot is not a minor benefit. It is the difference between a valid apartment and a polite rejection.


The policy lists a $300 nonrefundable fee per pet, $20 monthly pet rent per pet and no refundable pet deposit. The community also includes a dog park and an outdoor nature trail. Studios through three-bedroom apartments give different household sizes room to compare.


The Flamingo Crossings and Horizon West location is close to Disney's western side. That can reduce the amount of time a pet spends waiting through a long commute after the shift ends.


The catch


Breed restrictions apply. “No weight restrictions” does not mean “no restrictions.” The official policy publishes a list of excluded breeds and mixes and states that management makes the final eligibility determination.


Three pets also create three sets of charges. At the currently published rate, three pets would add $900 in one-time pet fees and $720 in pet rent over a full year. That is $1,620 before any third-party screening charges, routine pet care or apartment damage.


Ask how the community identifies mixed breeds and whether written veterinary records are enough. Do that before applying, not after everyone has fallen in love with the nature trail.



3. Windermere Cay: best for avoiding monthly pet rent


Best for: One- or two-pet households that meet the 75-pound rule and want to avoid a recurring monthly pet charge.


Current planning numbers: About $1,685 to $2,902 in current MoveRebate records, with a general Disney estimate around eight minutes or three miles.


Why it works


Windermere Cay currently advertises something nearly rebellious in modern apartment leasing: no monthly pet rent.


The official amenities page lists cats and dogs, a maximum of two pets, a 75-pound maximum per apartment and a pet-policy fee range from $325 to $550. The community also has a dog park.


The absence of monthly pet rent can materially change the total. A competing apartment charging $25 per month adds $300 per pet every year. Over a two-year stay, one pet would add $600 in recurring rent before any increase at renewal.


Windermere Cay also has the shortest current Disney planning estimate in this guide. For a Disney employee with a dog, the useful amenity may be eight minutes less time on the road rather than another lounge chair beside the pool.


The catch


The official policy says the 75-pound limit applies per unit. Confirm whether that is a combined limit for two pets or an individual limit, because the wording matters enormously to a household with two medium-sized dogs.


Aggressive-breed restrictions also apply. Ask for the current restricted-breed document and the exact fee for your number of pets. The published $325 to $550 range needs to become one number on your written quote.


No monthly pet rent is excellent. It does not excuse vague arithmetic.




4. Integra Avalon: best complete dog-amenity package


Best for: Dog owners who want a bark park, professional-style wash station and the possibility of a private fenced yard.


Current planning numbers: About $1,543 to $3,859 in current MoveRebate records, with a general Disney estimate around twenty-five minutes or fifteen miles.


Why it works


Integra Avalon has the most complete everyday dog setup in the broader Horizon West group.


Its official pet page lists a fenced bark park with artificial turf and agility equipment, a pet spa with wash and dry stations, waste stations throughout the community and private fenced yards on select apartments. Those features solve real chores. The dog gets room to run. The mud stays out of the bathtub. The select yard can turn a 6:00 a.m. bathroom trip into a smaller negotiation.


The community welcomes up to two dogs or domestic cats. It publishes no general weight limit, a $300 fee per pet and monthly pet rent of $20 per pet.


One-, two- and three-bedroom choices make it practical for larger pets and roommate households that need more floor space.


The catch


Large dogs come with a unit-location rule. Dogs weighing more than 50 pounds must live on the ground floor. A property can accept the dog and still have no qualifying apartment available on your date.


Breed restrictions apply, and the official policy requires vaccination records, a veterinary statement, a photo and an in-person dog review. Pet screening is required, including a profile for households that report no pet. Birds, reptiles and several other animal types are not accepted under the ordinary pet policy.


Integra Avalon is also farther from Disney than the first three communities. Test the commute to your work location, then tour the bark park and the exact building. The best dog amenities in the world cannot walk the dog while you are sitting on State Road 429.



5. Aventon Opal: best close-in pet spa with no weight restriction


Best for: One- or two-pet households that want newer Lake Buena Vista apartments, a dog park and a pet spa close to Disney.


Current planning numbers: About $1,799 to $2,869 in current MoveRebate records, with a general Disney estimate around ten minutes or six miles.


Why it works


Aventon Opal pairs a close-in World Gateway location with a straightforward policy advantage. Its official amenities page says the community welcomes up to two pets with no weight restriction.


The property includes a dog park and pet spa. Select apartments also have screened patios or balconies, which can be useful for fresh air but are not substitutes for supervised outdoor time.


One-, two- and three-bedroom apartments provide more room than the compact studios common along parts of the tourism corridor. Current MoveRebate data lists a starting rent around $1,799 and a general Disney estimate around ten minutes.


The catch


Breed restrictions apply. Ask for the complete current list and obtain written approval for any mixed breed before paying an application fee.


Current MoveRebate information lists a pet fee around $350 and monthly pet rent around $25, but those exact charges were not plainly displayed on the official public page we reviewed. Treat them as planning numbers found online and confirm the current fee, monthly rent, screening cost and deposit directly.


Aventon Opal is an amenity-rich choice at a higher base-rent point. Compare the complete monthly total, not the dog spa in isolation. Your dog will be thrilled by the wash station. Your checking account is harder to distract.



6. Cortland World Gateway: best transparent close-in policy


Best for: Renters who want a clearly published policy, dog-grooming amenities and a conventional one- to three-bedroom close to Disney.


Current planning numbers: About $1,486 to $2,730 in current MoveRebate records, with a general Disney estimate around ten minutes or five miles.


Why it works


Cortland World Gateway earns its place by publishing the rules clearly. The official amenities page lists up to two cats or dogs, an 80-pound weight limit, a $400 pet fee per pet and a $25 monthly pet charge per pet.


The community includes a leash-free bark park and dog-grooming spa. Its World Gateway location is close to several Disney work zones, and the one- through three-bedroom floor plans can serve solo renters, couples and roommate groups.


Clarity matters. A pet policy should not require three calls and a séance to determine whether a 70-pound dog costs $400 or is not allowed at all.


The catch


The cost is high. One pet adds $400 up front and $300 in pet rent over a full year. Two pets add $800 up front and $600 over the year, for $1,400 before screening charges or damage.


Breed restrictions apply, and the official policy lists several excluded breeds and mixes. The 80-pound cap can also remove a large dog even when the breed itself is accepted.


Other caged or tank-kept animals have separate rules, including a limit on aquarium size and exclusions for non-domestic, venomous and exotic animals. Confirm the exact animal before assuming “pet-friendly” covers it.


Cortland World Gateway is strongest when you value a close commute, useful pet amenities and rules you can price before touring.



7. Prose Avalon Pointe: best lower monthly pet rent


Best for: Renters with one or two indoor pets who care more about a lower recurring charge than a dedicated dog park.


Current planning numbers: About $1,563 to $2,035 in current MoveRebate records, with a general Disney estimate around twenty minutes or thirteen miles.


Why it works


Prose Avalon Pointe publishes one of the lowest recurring pet charges in this group. Its official policy allows up to two indoor pets, lists a $400 nonrefundable fee for the first animal and charges $15 in monthly pet rent per pet.


That monthly rate saves $120 per pet each year compared with a $25 monthly charge and $180 compared with a $30 charge. It will not buy a yacht, but it may pay for part of an annual veterinary visit.


The community offers one- and two-bedroom apartments, Wi-Fi included with rent, a landscaped courtyard and general pet-friendly positioning in the Avalon Road and Horizon West area.


The catch


The official amenities page does not advertise a dedicated dog park or pet wash. This is a cost-oriented choice, not the strongest on-site dog playground.


The policy also excludes exotic animals. It states the first-animal fee but does not plainly explain a second-animal fee, weight restrictions or breed rules in the public text we reviewed. Ask for the complete pet addendum before applying.


Prose works best for a renter with an accepted indoor pet who wants a manageable recurring charge and does not need a dog spa to make the apartment function.



The real first-year cost of a pet


Pet rent is easy to underestimate because twenty dollars sounds like lunch. It is not lunch. It is a recurring lease charge that keeps arriving long after the dog forgot the tour.


For a conventional pet, calculate four separate numbers:


  • Third-party pet-screening or application fee

  • Refundable pet deposit, if any

  • Nonrefundable pet fee

  • Monthly pet rent multiplied by the full lease term

Using currently published charges, one pet at The Overlook adds $300 up front and $240 over a twelve-month lease, or $540 before screening. One pet at Integra Avalon also totals $540 from the published fee and monthly rent. One pet at Cortland World Gateway reaches $700.


Windermere Cay advertises no monthly pet rent and lists a fee range of $325 to $550. If the exact quote stays inside that range, it can cost less over time than a community with a lower one-time fee and years of monthly pet rent.


Prose Avalon Pointe lists a $400 first-animal fee and $15 monthly rent, producing $580 over a twelve-month term before any screening cost. The Lucent lists a $350 one-time fee and $30 monthly per pet, but you should confirm whether the one-time fee applies per pet before calculating a multi-pet total.


Do not confuse a nonrefundable pet fee with a damage deposit. A nonrefundable fee is generally not a savings account for future repairs. The lease may still make the resident responsible for pet-related damage, odor treatment, flea treatment or cleaning.


Ask for the full pet addendum and the entire first-year cost in writing. The pet is free. The paperwork has other ideas.



Breed rules, mixed breeds and large dogs


This is where many searches go wrong.


“No weight limit” and “no breed restriction” are different statements. The Overlook and Aventon Opal currently advertise no weight restriction but retain breed restrictions. Integra Avalon has no general weight limit, yet dogs over 50 pounds must be in a ground-floor apartment and listed breeds are excluded.


The Lucent is unusual because its official policy states both no breed restriction and no weight restriction.


If your dog's breed or mix could raise a question, send the property a short written profile before applying:


  • Breed or best-known mix

  • Adult weight

  • Age

  • Current vaccination status

  • A clear recent photo

  • Any required licensing information


Ask the leasing office to confirm eligibility for the exact apartment in writing. A verbal “should be fine” is not the same thing as approval by the person or screening system that makes the final decision.


Do not misidentify the pet to get around a rule. Beyond the lease problem, that can leave you trying to relocate with a dog after move-in, which is a spectacularly bad Tuesday.



The Disney-shift problem no dog park solves


A short commute and on-site dog park make pet care easier. They do not create time.


In recent Disney College Program discussions online, participants repeatedly warned that irregular shifts, long workdays and limited access to program housing can make caring for a dog harder than expected. That is anecdotal experience, not a rule for every household, but it raises the right planning question: can you care for the animal if no roommate helps?


Build the plan as if you are solely responsible. Roommates change jobs, take trips and may not be authorized to access your apartment or handle your pet.


Before signing, map an ordinary workday:


  • The last walk before leaving

  • Commute and parking time

  • The maximum likely shift length

  • Break or dog-walker access

  • The trip home after a closing shift

  • Exercise, feeding and medication needs


Ask how outside dog walkers enter the building, whether they can receive a recurring access credential and whether the community restricts unsupervised guest access. Confirm the dog-park hours and whether maintenance or weather closures are common.


The best pet-friendly apartment is the one where the animal's actual day works, not the one with the most persuasive photograph of a Labrador.



Pet screening can change the price


Some communities publish fixed pet charges. Others use a third-party screening profile to determine acceptance or fees.


The Addison at Lake Bryan is a useful example. Its official amenities page says all current and future residents create a PetScreening profile, even when they have no pet. A generated score determines pet acceptance and the applicable charges.


That does not make the community bad or the policy unfair by definition. It means a generic fee found online may not be your fee.


Before paying:


  • Ask whether every adult or only the household completes a profile

  • Ask whether a no-pet profile carries a charge

  • Ask which documents are required for a conventional pet

  • Ask whether the screening result changes the fee, rent or approval

  • Ask whether the profile must be renewed each year

  • Ask what happens when a second pet is added later


Save the approval and pet addendum with the lease. If the property changes management, written documents have a much better memory than the lobby.



Questions to ask before applying with a pet


Send the animal profile, then ask these questions for the exact apartment:


  • Is this species, breed or mix accepted?

  • Is the weight limit per animal or combined per apartment?

  • How many pets may live in the unit?

  • Are large dogs restricted to certain floors or buildings?

  • What are the screening, deposit, fee and monthly-rent charges?

  • Is each charge assessed per pet?

  • Does the monthly pet rent change at renewal?

  • Is a DNA-waste registration or separate fee required?

  • Which vaccination, veterinary, licensing or photo records are required?

  • Are pet approvals transferable if I move to another unit?

  • What pet-related cleaning or damage charges may apply at move-out?

  • What are the dog-park, wash-room and outside-walker access rules?


Then ask the property to attach the current pet policy and restricted-breed list to the written quote.

Service and assistance animals are a separate process


Do not use a conventional pet-policy comparison as legal guidance for a service or assistance animal.


The federal Fair Housing Act can require housing providers to consider reasonable-accommodation requests involving an animal for a person with a disability. The U.S. Department of Justice notes that housing rules can differ from the public-access rules many people associate with the ADA, and HUD administers Fair Housing Act requirements.


The exact process and current guidance matter. Ask the housing provider for its reasonable-accommodation procedure and consult current HUD fair-housing information or qualified guidance for your situation.

Cortland World Gateway publishes a clear policy and strong amenities, but the pet charges are higher. Prose Avalon Pointe offers a lower recurring pet rate for accepted indoor pets.


The apartment still has to work for the human. Compare the base rent, full monthly charges, commute, floor plan and lease terms alongside the pet policy.


Then compare the life of the animal. Walk the route. Test the gate. Find the nearest patch of shade. Picture the closing shift.


Pets do not read amenity lists. They live the schedule.
