“Near Disney” is one of the slipperiest phrases in Orlando apartment advertising. It can mean ten minutes from Animal Kingdom, thirty minutes from Magic Kingdom, or close enough to see a purple road sign while your fuel gauge quietly files a complaint.


Walt Disney World is not one destination. Magic Kingdom, EPCOT, Disney’s Hollywood Studios and Disney’s Animal Kingdom sit on different sides of a property large enough to punish lazy map searches. An apartment that is excellent for a Cast Member at Animal Kingdom can be mediocre for someone reporting near Magic Kingdom. A World Gateway address can be beautifully positioned for EPCOT, then become far less charming when the shift is on Disney’s western edge.


The useful question is not “How far is this apartment from Disney?” It is “How long does it take from this driveway to my employee entrance, parking lot or reporting location at the hour I actually work?”


This 2026 guide organizes Disney-area apartments into rough 15, 20 and 25-minute planning bands for each theme park. The bands are based on apartment locations, Disney-area road access, current MoveRebate property research and ordinary driving conditions. They are not live traffic predictions, promises from a property or official Disney commute times.


Commute times are MoveRebate planning estimates, not promises. Test the route to your actual work location, employee entrance or Cast parking area during your expected shift window before applying.

That table is the map before the map. It tells you where to begin, not what to sign.


The clearest 15-minute apartment clusters are around EPCOT, Hollywood Studios and Animal Kingdom. Magic Kingdom is the awkward one. The park’s northern and western position makes Horizon West and western Winter Garden logical, but the difference between a public map pin, an employee entrance and an internal parking location can erase a perfect-looking estimate. A dependable conventional apartment inside fifteen minutes of every Magic Kingdom role is a rare bird.

The most flexible central cluster is World Gateway and Lake Buena Vista. It gives up the strongest Magic Kingdom access, but it can balance EPCOT, Hollywood Studios, Disney Springs and non-Disney tourism jobs. West 192 is usually the better value play for Animal Kingdom and Hollywood Studios. Horizon West is the more logical starting point for Magic Kingdom.




What 15, 20 and 25 minutes actually mean


These are planning bands, not stopwatch claims.


A community in the 15-minute band is one that can often reach the relevant park-side destination in roughly ten to fifteen minutes under ordinary conditions. The 20-minute band is a practical range of about fifteen to twenty minutes. The 25-minute band means roughly twenty to twenty-five minutes when the route is moving normally.


Traffic can push any of them higher. So can a slow apartment exit, a backed-up turn lane, a toll plaza approach, security, Cast parking circulation or the distance between the parking space and the place where paid work begins.


The destination matters just as much as the origin. Disney’s official theme park parking information notes that Magic Kingdom guest trams go to the Transportation and Ticket Center, while the other park trams go toward their main entrances. That alone is enough to show why one generic “Magic Kingdom” pin is not a complete commute test. Cast Members may use entirely different reporting and parking arrangements based on role and location.


MoveRebate uses four rules for this guide:


  • Apartment candidates must be in the current Disney-area research set and have a usable location.

  • The route is judged park by park, not against a generic Walt Disney World point.

  • A property moves into the next slower band when the route is ambiguous.

  • Any estimate that only works in empty-road conditions is treated as an aspiration, not a commute.


If your schedule changes every week, test at least an opening shift, an afternoon arrival, a weekend evening and the return trip after park close. Orlando traffic is not malicious. It simply has theatrical timing.



Apartments near Magic Kingdom within roughly 15, 20 and 25 minutes


Magic Kingdom rewards a western search and punishes overconfidence.


The strongest conventional apartment zones are Independence, Waterleigh, Horizon West, Avalon Road and western Winter Garden. These areas can approach Disney through the west and northwest rather than fighting across the entire tourism corridor. Orange County’s current Avalon Road planning material describes that road as a connection between Horizon West and Walt Disney World through Western Way, which is why western communities keep appearing in serious Magic Kingdom searches.


The 15-minute Magic Kingdom reality check


Treat fifteen minutes as a best-case target that must be earned with a route test. It is not a dependable blanket label for an entire apartment community.


Cortland Independence is the most credible first look among the named conventional options in this guide. It sits at 14600 Avenue of the Groves in Winter Garden, north of Disney’s western side. MoveRebate’s July 2026 property record placed its general Disney drive in the high teens, which is close enough to test but not close enough to print “15 minutes” on a banner and call the matter closed.


The official Cortland Independence floor-plan page showed a one-bedroom base rent from about $1,770 and an advertised monthly price including mandatory fixed fees from about $1,849 when checked on August 1, 2026. Availability and lease terms can change that number.


If your reporting point is favorable to the western route and you travel before the road wakes up, Cortland Independence may behave like a 15 to 20-minute option. If your destination is on another side of the Magic Kingdom operation, it may not.


The roughly 20-minute Magic Kingdom shortlist


Halston Waterleigh and Prose Avalon Pointe belong in the next practical band.


Halston Waterleigh is at 10091 Tuller Loop. Its official pricing page showed one, two and three-bedroom homes, with current one-bedroom examples beginning around the low $1,600s. The property is west of Disney and well positioned for renters who value a newer suburban setting, but the route still needs to be tested against the exact Cast destination.


Prose Avalon Pointe is at 14505 Tristan Circle. Its official one-bedroom A1 page showed base rent from about $1,399 and a displayed monthly price from about $1,539, with Wi-Fi included, during this research check. It is a strong value comparison in the western cluster. It is not automatically faster than Halston Waterleigh just because the advertised rent is lower.


Both are more honest as roughly 20 to 25-minute candidates than hard 15-minute choices. A successful commute test can move one up for your role. A backed-up Avalon Road can move it down without consulting the brochure.


The roughly 25-minute Magic Kingdom expansion


Integra Avalon at 17825 Avalon Grove Loop expands the search farther south and west. Its official floor plans included studios through three-bedroom homes, with a one-bedroom Rhine layout starting around $1,499 during the August 1 check.


Integra Avalon is a reasonable 25-minute planning option for a renter who wants newer inventory and accepts more route variability. It is less convincing for someone who needs a hard fifteen-minute ceiling. The same warning applies to west U.S. 192 communities: some are not geographically far from Magic Kingdom, but the route can involve more internal Disney travel than the raw mileage suggests.


The Magic Kingdom rule is simple: choose the employee destination first, then the apartment. Reversing that order creates beautiful spreadsheets and ugly clock-ins.



Apartments near EPCOT within roughly 15, 20 and 25 minutes


EPCOT has the cleanest conventional apartment cluster in this guide.


World Gateway and Lake Buena Vista sit east and southeast of the park with direct access to the Disney tourism corridor. This is where “near Disney” comes closest to being useful, provided your route avoids the worst I-4 and resort traffic.


The roughly 15-minute EPCOT shortlist


Three communities deserve the first tour list: Camden World Gateway, Cortland World Gateway and Halston World Gateway.


Camden World Gateway is at 14501 Gateway Point Circle. Camden describes the community as only a few minutes from the main Walt Disney World entrance and offers one through four-bedroom homes. Its public page showed starting pricing around the low $1,500s during this research cycle.


Cortland World Gateway is at 15050 Ember Springs Circle. Its official floor-plan page showed a one-bedroom base rent from about $1,474 and an advertised monthly price including mandatory fixed fees from about $1,527 on August 1. That fee-inclusive display is useful because a cheap base rent has never once volunteered to pay the resident package.


Halston World Gateway is at 9000 Avenue Pointe Circle and offers one through three-bedroom apartments. Its official site emphasizes the World Gateway location and proximity to Walt Disney World. Live rates should be confirmed directly because the public page does not always expose the same availability detail as a floor-plan screen.


All three can fit a roughly 10 to 15-minute EPCOT planning band under ordinary conditions. None should be leased without testing the employee entrance used by your role.


The roughly 20-minute EPCOT expansion


The Lucent at Sunrise and Delamarre at Celebration widen the apartment and price mix.


The Lucent at Sunrise at 4950 Lunar Lane offers studios, traditional apartments, townhomes and private-bedroom co-living options. That last distinction matters. The property’s lower displayed prices may refer to a private bedroom in a shared four-bedroom home, while current conventional one-bedroom examples can be much higher. Compare like with like or the spreadsheet becomes fiction.


Delamarre at Celebration at 660 Dumont Street offers studios through three-bedroom apartments. Its official page showed selected studio and one-bedroom starting rents in the low to mid-$1,400s during the August 1 check. Celebration’s road access makes it a credible roughly 15 to 20-minute EPCOT candidate, depending on shift time.


The roughly 25-minute EPCOT expansion


Parkview Village at Celebration and MainGate Village move the search west along U.S. 192. Their general Disney estimates are short, but EPCOT is not the closest park from every West 192 address.


Parkview Village at Celebration at 6029 West Irlo Bronson Memorial Highway offers studio, one and two-bedroom apartments. MainGate Village at 2851 MainGate Village Circle also offers studio through two-bedroom layouts. MoveRebate’s July 2026 snapshot found selected advertised starts near $995 at both communities, but exact units, conditions, concessions and monthly fees require current verification.


These communities can be compelling when the rent difference is meaningful. Test the route through the actual EPCOT employee access point at opening, afternoon and closing-shift times. U.S. 192 can turn a modest distance into a long discussion with your steering wheel.



Apartments near Hollywood Studios within roughly 15, 20 and 25 minutes


Hollywood Studios favors Celebration, West 192 and the southern World Gateway corridor.


This is the park where Celebration-adjacent apartments become most persuasive. The park sits south of EPCOT and east of Animal Kingdom, so several communities can reach it without crossing the whole resort.


The roughly 15-minute Hollywood Studios shortlist


Parkview Village, MainGate Village and Delamarre at Celebration are the first three to test.


Parkview Village is directly on West 192 across from the Celebration side of the corridor. MainGate Village sits farther west but remains close to Disney’s southwestern entrances. Delamarre is inside Celebration and has a cleaner residential setting than the highway-facing options.


The choice is not merely time. Parkview and MainGate can win on advertised starting price. Delamarre can win on neighborhood feel and newer product. The cheapest studio may also be dramatically smaller than a conventional one-bedroom, so compare square footage, utilities and total fees before announcing victory.


The Colburn and Evander Square are additional Celebration-area comparisons. Their price points can run higher, but a renter who values Celebration’s streets, paths and immediate services may decide the premium buys more than a commute.


The roughly 20-minute Hollywood Studios expansion


Camden World Gateway, Cortland World Gateway and Halston World Gateway shift the search east. They are particularly useful for a household split between Hollywood Studios, EPCOT, Disney Springs and I-Drive South.


The Lucent at Sunrise also belongs in this band. Its location south of Disney can work, but the broad mix of co-living rooms, studios, apartments and townhomes means its “starting price” needs more interrogation than most.


The roughly 25-minute Hollywood Studios expansion


West-side Horizon West and Cagan Crossings communities can enter the conversation when price, roommates or lifestyle justify a longer drive. They are not the obvious Hollywood Studios choice. They are the choice when your housing priorities are bigger than a single park.


If you expect park assignments to change or a roommate works on Disney’s west side, a 25-minute compromise may produce the better household result. If Hollywood Studios is the stable work location and everyone drives there, paying extra to live twenty minutes in the wrong direction is an expensive hobby.



Apartments near Animal Kingdom within roughly 15, 20 and 25 minutes


Animal Kingdom is the West 192 specialist.


The park’s western position makes Kissimmee’s West 192 corridor, Four Corners and southern Clermont far more useful than they look on an Orlando-centered apartment map. This is also where some of the lowest advertised rents in MoveRebate’s 2026 Disney-area set appeared.


The roughly 15-minute Animal Kingdom shortlist


MainGate Village, West Bay Village and Champions Village form the budget-first short list.


MainGate Village had a MoveRebate research snapshot near $995 for selected units in July 2026. West Bay Village, at 3010 West Bay Circle, also appeared near $995 in the same research cycle. Champions Village, at 8660 West Irlo Bronson Memorial Highway, appeared near $1,050.


Those numbers are leads, not offers. Lower-priced communities require an exact-unit tour, a complete fee sheet and careful review of maintenance patterns, utility terms and lease conditions. A low price is helpful. A low price with unresolved water damage is a future podcast.


Geographically, all three have a strong case for Animal Kingdom. They sit west or southwest of the park and can often fit a roughly 10 to 15-minute planning band in ordinary traffic.


The roughly 20-minute Animal Kingdom expansion


Parkview Village and Delamarre at Celebration move east while keeping the park reasonably accessible. The Lucent at Sunrise can also fit the wider band depending on the route and shift.


These choices may provide newer construction, different floor plans or a more polished neighborhood experience than some West 192 value communities. The trade is straightforward: pay more, drive somewhat longer, or both. Sometimes that is worth it. Sometimes it is a pool-shaped tax.


The roughly 25-minute Animal Kingdom expansion


Ridgepointe at Cagan Crossings is the clearest value expansion. It sits at 16554 Cagan Crossings Boulevard in Clermont. Its official floor-plan page showed one-bedroom availability beginning around $1,199 during this research check, with other one-bedroom layouts in the low $1,300s.


Ridgepointe is better framed as a roughly 20 to 25-minute Animal Kingdom candidate than a general “near every park” apartment. It can be compelling for a renter who wants a lower price and west-side access, but it loses ground for EPCOT and the eastern side of Disney.


Four Corners communities farther south or west should be tested carefully. Distance is only half the problem. U.S. 27 and U.S. 192 can stack delays before the Disney portion of the trip even begins.

The fastest way to expose bad apartment marketing is to compare the same community against all four parks.

These ranges are deliberately wider than the headline bands because a useful guide should show where an apartment stops being convenient. It would be easy to trim every number until the table sparkled. It would also be nonsense.


If you work at one park consistently, weight that column heavily. If your household has two Disney work locations, add both one-way times and compare the total. If roles or locations may change, World Gateway or Celebration can be safer central compromises than an apartment optimized for one edge of property.


Do not average the four parks unless you actually work at all four. A fifteen-minute commute you never drive cannot compensate for a thirty-minute commute you drive ten times a week.



Is the 15, 20 or 25-minute tier worth the rent?


Put a dollar value on the time difference.


Suppose Apartment A costs $1,700 and creates a 15-minute one-way commute. Apartment B costs $1,500 and creates a 30-minute one-way commute. Apartment B saves $200 in rent but adds fifteen minutes each way.


Over twenty workdays, that is about ten additional hours in the car each month. The rent savings equal $20 per added commute hour before fuel, tolls and vehicle wear. If the longer route also adds $70 in fuel and tolls, the net savings fall to $130, or $13 per added hour.


That may still be worthwhile. It may be exactly how a renter builds savings or avoids needing a second roommate. The point is to make the trade consciously.


As of July 30, 2026, Zillow’s Orlando rental market page showed an average rent of about $1,900 across bedroom counts and property types, with a one-bedroom around $1,454 and a two-bedroom around $1,740. Disney-area apartments can sit below or above those figures depending on age, size, fees, amenities and exact location.


The 20-minute tier is often the sweet spot. It opens more inventory without making the commute the main character of every day. The 25-minute tier can produce better value, but only when the route remains stable enough for your shift.


For west-side routes that use SR 429, include tolls in the comparison. The Central Florida Expressway Authority provides an official toll calculator by route and payment method. Multiply the round-trip toll by your expected workdays. A faster route is not free merely because the payment happens through a transponder.



How to test a Disney commute before paying an application fee


Do not test the route once on a quiet Tuesday afternoon. Run a small experiment.


First, get the exact employee destination from a current schedule, leader, recruiter or trusted Cast resource. Use the Cast parking area, employee entrance, costuming destination or reporting location that applies to the role. Do not substitute the park’s guest entrance unless that is genuinely where you are told to go.


Then test four trips:


  • A weekday arrival at the expected start of an opening shift

  • A weekday afternoon arrival

  • A Friday or Saturday evening arrival

  • A return trip shortly after the shift normally ends


Record driveway-to-parking time, not just moving time. Add the walk, shuttle or internal transfer needed to reach the reporting point. The commute ends when you can reasonably clock in, not when a navigation app announces that you have arrived beside a hedge.


Use a live traffic source on the day of the test. FL511 is Florida’s official real-time traffic system and provides current conditions, incidents, travel times and alternate routes on major roads. Check it again before a tour so an accident does not distort your opinion of an otherwise normal route.


If you will use public transportation, rebuild the analysis around the schedule. LYNX publishes its current routes and schedules, including Disney-area service. Bus time, transfer time, walking and missed-connection risk do not fit neatly into a driving band.


Disney College Program participants at Flamingo Crossings Village have a separate transportation system. Disney Programs says current schedules are available through the Disney Programs Experience site and PassioGO, and it advises participants to check because schedules can change. A 15-minute car route does not imply a 15-minute program bus trip.



The traffic traps that make a short apartment feel far away


The apartment pin is only the start of the route.


U.S. 192 can be convenient and chaotic in the same hour. West 192 communities may be genuinely close to Animal Kingdom and Hollywood Studios, but tourist turns, signals and crashes can create sharp variation.


Interstate 4 is powerful when it works and deeply creative when it does not. World Gateway and Lake Buena Vista renters should test routes that avoid depending on I-4 for every shift.


Avalon Road and Western Way make western Winter Garden useful for Magic Kingdom and the west side of Disney. They also serve a fast-growing residential corridor. Orange County’s current Avalon Road study identifies the route as an important connection for Horizon West and Walt Disney World, which is a polite planning-document way of saying many people have noticed the same shortcut.


SR 429 can stabilize some western trips, but it adds tolls and may not help every destination. Calculate both time and money.


Fireworks, park close and special events can reverse the normal flow. A route that behaves at noon may behave differently when thousands of guests leave at once. Closing-shift Cast Members need the return test as much as the arrival test.


Florida weather can turn standing water, low visibility and a minor crash into a regional personality change. Build a small time buffer. “The rain was horizontal” may be true, but it will not make a late arrival less late.



Which apartment cluster is best for your situation?


Use the simplest rule that matches your life.


If Magic Kingdom is the stable work location, start with Cortland Independence, Halston Waterleigh and Prose Avalon Pointe. Add Integra Avalon when the price or apartment itself justifies a wider band.


If EPCOT is the stable work location, start with Camden World Gateway, Cortland World Gateway and Halston World Gateway. Add Celebration and The Lucent when you want more inventory or a different price structure.


If Hollywood Studios is the stable work location, start with Parkview Village, MainGate Village and Delamarre at Celebration. Add World Gateway when the household needs a central compromise.


If Animal Kingdom is the stable work location, start with MainGate Village, West Bay Village and Champions Village. Add Ridgepointe when lower rent matters more than staying in the tightest band.


If two roommates work at different parks, total both commutes. Celebration often balances Hollywood Studios, EPCOT and Animal Kingdom. World Gateway often balances EPCOT, Hollywood Studios and Disney Springs. Neither is the automatic answer for Magic Kingdom.


If you may transfer locations, choose the apartment that is acceptable for the likely alternatives, not perfect for today’s assignment. A lease is usually longer than a schedule bid.

Are any conventional apartments truly within 15 minutes of every Disney park?


Not dependably. World Gateway can be excellent for EPCOT and strong for Hollywood Studios, but weaker for Magic Kingdom. Is Celebration closest to Hollywood Studios?


Celebration is one of the strongest conventional apartment zones for Hollywood Studios, particularly communities on or near its western edge. Parkview Village, MainGate Village and Delamarre should all be tested. Exact drive time still depends on the employee destination and shift.


What is the best budget area near Animal Kingdom?


West 192 and Cagan Crossings deserve the first look. Is a 25-minute Disney commute too long?


Not necessarily. Twenty-five minutes can be a sensible ceiling when it lowers rent, improves apartment quality or balances two household commutes. The problem is volatility. A nominal 25-minute route that regularly becomes 45 minutes is not a 25-minute lifestyle.


Should I trust an apartment website that says “minutes from Disney”?


Treat it as a clue, not a measurement. Ask which entrance or landmark produced the claim. Then test your employee destination at your shift time. A property can be factually close to Walt Disney World and still be inconvenient for your specific park.


Can I rely on Disney or LYNX transportation instead of a car?


Possibly, but use the actual schedule rather than these driving bands. Disney Programs transportation is available to eligible Flamingo Crossings participants, while LYNX operates public Disney-area routes. Transfers, walking and service hours change the result. Verify the full trip for the earliest and latest shifts you may work.


How often should I recheck rents and commute times?


Recheck rent immediately before applying and ask for the complete recurring monthly price in writing. Recheck the route when the work location, shift, road construction or season changes. Apartment pricing can change daily. Traffic has never shown that much patience.



Final recommendation


Choose the park first, the employee destination second and the apartment third.


For Magic Kingdom, begin west in Independence, Waterleigh and Horizon West. For EPCOT, begin in World Gateway. For Hollywood Studios, begin around Celebration and West 192. For Animal Kingdom, begin on West 192 and expand toward Cagan Crossings.


Keep the three bands honest. Fifteen minutes is the premium target. Twenty minutes is often the best balance of inventory and sanity. Twenty-five minutes is where value can improve, provided the route does not collapse during the hours you actually work.


Tour the exact unit, request the complete fee sheet, verify the current price and drive the real route before paying an application charge. The best apartment near Disney is not the one with the smallest number in the listing. It is the one whose rent, route and daily life still make sense after the optimism wears off.
